The Bentley International Property Awards is an annual contest open to all international companies working in the residential property industry. The awards cover a wide range of activities and services connected to the property business including development, interior design, architecture, property advertising, marketing and estate agency services, which are divided into seven main categories: Best Development, Best Realtor/Estate Agent, Best House, Best Apartment, Best Waterside House, Best Waterside Development and Special Categories. The panel of judges for 2005 was chaired by Eric Pickles, British member of Parliament; Helen Shield, editor-in-chief of International Homes; Jill Keene, editor of International Homes; and other distinguished experts.

These awards recognize only the best in the property industry with two levels of award winners and a minimum level of points needed. Companies are eligible for a five-star award if it has scored higher than a 75 percent of the total score, a designation typically awarded to developments that are built and occupied. Four-star awards are presented to the highest scoring companies below 75 and above 60 percent.
